Renting as the Tenant
Finding a Property:
Need to find a rental in a certain location? With a certain number of bedrooms and bathrooms? Need a fence? Pets allowed? Let’s chat! Once we know your needs, we can help you find the right spot.
Showings:
Now that we have compiled a list of possible properties, we will go take a look in person to determine which one will best fit your needs.
Application:
Once you’ve selected the property that you’re interested in, we will guide you through the application process. What you can typically expect:
Complete a written application (usually one per married couple, or one per adult)
Application fee
When applying for a rental, most require you to consent to and pay for a background and credit check. This is to provide information to the owner about your financial, employment, and other public record history to assist them in making their decision. This fee is typically between $35 and $45, and sometimes can be paid online, but sometimes requires certified funds, such as a cashier’s check or money order.
Government ID
A copy of your government-issued ID is typically required to assist in the background check.
Post-Decision:
If the owner selects you as their ideal tenant, we will guide you through the process of finalizing the arrangement. This includes:
Additional document completion, such as the Lease Agreement
Collection of funds.
A security deposit equal to a month’s rent is normally required before move-in.
If pets are going to occupy the property, there is usually a pet deposit required before move-in.
Either the full first month’s rent and/or prorated rent for a partial month will be required.
